Where the matter and court allow, the attorney's fee and other approved costs are paid by the client or estate out of the sale proceeds at closing, rather than out of pocket up front. This is not a referral fee to the attorney — it's the client's own obligation settled from proceeds. We'll coordinate with the title company so amounts are clear on the settlement statement.
We finance the clean-out and the repairs that raise the sale price, and those costs are repaid from closing proceeds — not by the client up front. We only do work approved by the court and attorney, and we don't over-improve.
Nothing begins until the estate receives permission or clearance from the court, and we have the required documents signed and returned — listing agreement, seller's disclosure, and any others needed for the matter.
